Note: These Terms & Conditions apply only for bookings made
directly with Sugar Bay House. For bookings made through an agent,
the agent's Terms & Conditions will apply.
Payment Policy At This St. Croix Rental:
Payment Basics:
Rates indicated are per week and are based on a maximum limit
of two persons per bedroom. (Infants and children under 2 who
sleep in a crib are not included in this limit). Rates indicated
do not include required payment of an 8% VI hotel tax. No damage
deposit is required. However, any damage caused by your party
during the course of your stay will be charged to the credit card
on file after notifying you, of the amount of damage incurred.
Minimum rental is 7 nights in High Season and 5 nights in Low
Season. All rates are in US dollars. Rates are always subject
to change.
Initial Payment:
Sugar Bay House will require an initial deposit of 50% of the
total rent due to confirm your reservation. We will hold a reservation
without receipt of a deposit for a maximum of 10 days. Failure
to make this payment subjects your reservation to cancellation
without notice. We accept MasterCard and Visa . Your deposit constitutes
acceptance of these Terms and Conditions.
Payment Balance:
The remaining balance of the rent, including the VI Hotel Tax
of 8%, is due 45 days prior to your arrival and will automatically
be charged to the credit card we have on file at that time. We
will notify you, upon receipt of your deposit, of the date that
the remaining balance will be posted to your credit card.
Cancellation Policy:
There is no refund during High Season unless the property can be re-booked
for the same rate and the same length of time. If the property can
be rented under these conditions, 80% of the payment made will be
refunded.
During the Low Season, if cancelled with less than 45 days notice, no payment is
refunded unless the House can be rebooked for the same timeframe.
If the House is rebooked 80% of the payment will be refunded. If
cancelled with more than 45 days notice, 100% of the payment minus
the transaction costs will be refunded. Transaction costs will be
approximately 6% of the total amount already paid.
Refunds due to reductions in the total headcount originally booked
will only be considered on a case-by-case basis when requested more
than 45 days before your arrival. There are no refunds for late
arrivals or premature departures, or no-shows within an arriving
guest group.
We strongly suggest you purchase travel insurance to cover your
costs in the event you are forced to cancel.
Damage Deposits:
Provided there is no breakage, damage, missing items, long distance
calls charged to the House’s telephone, or extraordinary clean
up, no additional damage related charges will be charged to the
credit card on file. All normal utilities (except long distance
phone calls or careless or extremely excessive use of Sugar Bay
House’s water supply) are included in the rental price. You
agree to pay Sugar Bay House the cleaning or replacement costs for
all damages which may occur as a result of your occupancy, excluding
normal wear and tear. Rearranging the furniture or removing items
from the House is prohibited.
In the event, damage does occur, you will receive a letter and
documents explaining any such charges.
Liability At This St. Croix Rental:
Sugar Bay House assumes no liability for property loss or damages,
nor liability for injury, accidents, delay, or irregularity which
may be occasioned either by reason of defect in any vehicle or the
acts of any company or persons engaged in conveying passengers to
or from the House. Transportation (including airlines, ferries,
charter vessels, rental cars, and taxis) is supplied by providers
who operate independently from Sugar Bay House. We assume no responsibility,
therefore, for any loss, injury, or damage to person or property
because of the acts of those providers.
Furthermore, the Guest is responsible for Sugar Bay House during
their occupancy, must lock the House’s windows and doors securely
at all times when not on the premises, and must exercise care in
securing all personal property. Guests must observe all cautions
as given in our Villa Guide and / or by local contact people, including
the Property Manager. Guests shall indemnify and hold harmless Sugar
Bay House for any claims for personal injury or property damage
arising for the vacation rental. Sugar Bay House reserves the right
to refuse service or rental to anyone at their complete discretion.
Hurricane Policy At This St. Croix Rental:
In the event of a pending hurricane, all guests must vacate the
House when instructed to do so by Sugar Bay House’s management.
(Any unused rent and taxes will be refunded). It is the sole responsibility
of the guest to secure other lodging or change airline tickets for
an early departure.
No Pets At This St. Croix Rental:
Pets of any kind are not allowed.
Complaints and Maintenance At This St. Croix Rental:
Sugar Bay House will make every effort to keep the House and its
inventory in good working order. In case of a maintenance problem,
we will strive to repair the problem as soon as possible after being
notified. However, no refund or rate adjustment will be made for
unforeseen mechanical failures such as the supply of electricity,
water, pool control or filtration systems, air conditioning, telephone,
television or satellite service, appliances, etc. It is the Guest's
obligation to report any problems or damage immediately to the Sugar
Bay House Property Manager. No refunds will be granted unless there
is a serious problem which causes the Guest extreme, undue discomfort
or serious inconvenience that cannot be remedied in 24 hours.
Phone, Television, and Internet Services At This St. Croix Rental:
Sugar Bay House has a restriction on long-distance calls, so a
credit or calling card or cell phone must be used.
Hi speed, wireless internet access is provided by Broadband VI,
and television services are provided via satellite. Satellite-TV
and internet services may be subject to interruption by periods
of extreme weather, when the satellite signal simply cannot penetrate
localized thunderstorms and other extreme weather events.
Check-in and Check-out Times At This St. Croix Rental:
Check-in times are: 3:00 pm; Checkout times are: 11:00 am. Check-in
and checkout times are enforced to allow for necessary cleaning.
If you require a later checkout time, check with the Property Manager
during your stay to see if another group is arriving the day you
leave. If not, a later stay may be accommodated at no charge.
Entry Into Sugar Bay House At This St. Croix Rental:
The Sugar Bay House Property Manager and/or pre-authorized repair
personnel may enter Sugar Bay House to perform normal maintenance
or specific repairs as necessary. All efforts will be made to inform
you of their presence in advance, and to minimize interruption of
your stay.
Illegal Drugs and Hazardous Materials At This St. Croix Rental:
Guests and members of his/her party shall not use or permit to
be brought into the House any illegal substances, flammable fluids,
explosives, or articles deemed hazardous to life, limb or property.
House Keys At This St. Croix Rental:
A Guest charge of $20 will be assessed for each set of lost or
mishandled keys.
Capacity of This St. Croix Rental:
The total number of persons allowed in the House at any one time
is restricted to the number of persons scheduled and paid for. Occupancy
is based on a maximum of two persons per bedroom. Should a group
misrepresent themselves, they will be required to pay for the excess
persons immediately, or be asked to vacate the House without refund.
Weddings and Events At This St. Croix Rental:
Sugar Bay House is available for weddings, family reunions, meetings
and other functions: Events are limited to a maximum of 40 persons
on the premises (but only a maximum of 8 persons may stay at the
House overnight). For functions, the House rents at the maximum
(7-8 person) seasonal rate, plus a surcharge of $1250 for holding
the function at Sugar Bay House. No events may be held the day before
departure, but must be scheduled earlier during your stay. All details
and plans for your function, including a full list of outside personnel
(caterers, wedding planning company and staff, etc.) must be fully
disclosed in writing well before your arrival. Note that on-site
parking is limited. Before event set-up and after-event cleaning
and disassembly of Guest-provided tables, chairs, equipment, etc.
remains the responsibility of the Guest. Use of materials that may
damage or compromise the pool systems is strictly forbidden. Upon
review, Sugar Bay House reserves the right to decline to rent for
events at its discretion.
Smoking At This St. Croix Rental:
There is no smoking permitted anywhere within the House.
Assumption of Responsibility At This St. Croix Rental:
As the Renter, you are held responsible for the actions of all
the members within your party at Sugar Bay House. This would include
any persons that may be temporarily present on the premises, at
your invitation and / or concurrence, during your stay.
Prevailing Law At This St. Croix Rental:
In any dispute arising out of this rental agreement, the laws
of the United States Virgin Islands shall apply.
Binding Agreement At This St. Croix Rental:
This agreement becomes binding upon receipt of your rental deposit.
Your sending payment constitutes your acceptance and agreement to
these terms, conditions, limitations, and restrictions. If you have

Changes to Terms and Conditions At This St. Croix Rental:
All rates, details, and Terms and Conditions regarding Sugar Bay
House are subject to change without prior notice.
